Dubai is full of mega projects – from the world’s tallest building to entire man made islands like The Palm Jumeriah – so sometimes it can be hard to tell which upcoming ideas are worthy of your attention. The 550-metre-tall ring building would encircle 3000 metres around the Burj Khalifa, with a mixed use commercial and residential development unlike any other in the world.
The whole project was designed with sustainability and self sufficiency in mind. Architecture firm Nzera Space aims to completely power the structure with renewable energy, thanks to solar panels and hydro power.
The ring would have an entire canal inside it, with a system of locks and waterfalls, as well as green areas for wildlife and recreation. Plans are also to have a tramway enabling quick transport from one side of the three-kilometre structure to the other, as well as between the pillars. The five support structures will not be unused, as they will contain housing and act as node districts.
Eywa Tree of Life is Billed as the World’s First “Living Building”

R.Evolution is building a completely unique residential structure in Dubai – and its estimated to complete in mid 2026. The Eywa Tree of Life is a 50-residence “regenerative luxury living” tower that is sculpted to look like a famous Banyan tree.
Its array of stunning multi levelled terraces, each complete with climbing and cascading plants and dozens of outdoor water features, will create a building unlike any other. The whole thing is designed to mimic the biology of the Banyan tree, for a calming and nature-first living environment.
As well as natural air filtering through all the greenery, Eywa will also feature a 2/47 dedicated health concierge who will offer their expertise to help residents the most of the residences’ many facilities. That includes two plunge pools, a gym suite, a full service spa and sauna, a library and both communal and private garden spaces.
The building supposed to incorporate natural crystals, embedded throughout the structure and heavily featured in the communal areas. It has also received top marks from various ecological and green building design certifications including LEED Platinum, WELL Platinum, and WiredScore Platinum.
Uptown Tower is Dubai’s Newest Completed Megatall Tower

This 77-storey, 340 metre tall tower was completed in 2025. Architects Adrian Smith + Gordon Gill were behind its design, which incorporated elements of diamonds and gemstones to signify the UAE’s growing importance in the diamond trade.
The seventeenth tallest building in the UAE, it has 229 residences, 188 luxury hotel rooms and high end office space and conference facilities. It has 8500 diamond shaped glass panels that adorn the sides, which looks truly amazing when reflecting in the sun. The design has received multiple awards for its glittering appearance, and the project’s high levels of sustainability, even among Dubai’s impressive range of modern buildings.
Side Note: Adrian Smith + Gordon Gill are a busy firm. They’re also constructing Uptown Tower Dubai 1, which is (confusingly) the second Uptown Tower after this original one. The architects are also currently building the Jeddah Tower in Saudi Arabia, which will be taller than the Burj Khalifa when completed in around 2029.
