THE ISP Group has recently unveiled its RM80 mil flagship greenfield industrial development, “ISP Victory”, which is deemed a significant strategic milestone as the group embarks on its first ever ground-up logistics warehouses & manufacturing hubs (LWMH) in Southern Malaysia.
Strategically located on a 10.22-acre parcel of prime industrial land in Senai, Johor, the project represents ISP’s transition from its established strategy of acquiring brownfield industrial assets to actively developing new, sustainable industrial infrastructure from the ground up.
Designed to meet the increasing demand for modern, high-specification industrial spaces, the LWMH development will feature one dual-storey logistics warehouse and manufacturing unit with combined built-up areas of approximately 263,000 sq ft.
The project’s key features will include energy-efficient lighting, wide column spacing and flexible unit configurations for warehousing or light manufacturing use targeting both multinational corporations (MNCs) and domestic enterprises seeking operational excellence and green compliance.

The project that reflects ISP Group’s sustainability, operational excellence and long-term vision is expected to complete by 2Q 2027 with construction led by SLG Construction Sdn Bhd.

Situated within Johor’s thriving Senai industrial corridor, the “ISP Victory” development offers excellent connectivity via the North-South Expressway (NSE), proximity to the Senai International Airport and efficient links to Johor Port and Singapore through the Causeway and Second Link.
Moreover, Senai is also part of the broader Johor-Singapore Special Economic Zone (SEZ) framework that is set to further stimulate cross-border trade and industrial activities.
“Senai’s strategic location, growing industrial base and close proximity to key logistics routes make it the ideal launchpad for our industrial ambitions,” enthused Ng.

As it is, Johor has continued to be a major growth engine for Malaysia’s economy with investments into logistics, manufacturing and renewable energy expected to accelerate under the Johor-Singapore Special Economic Zone (SEZ) and the Johor Green Deal 2030.
Very broadly, ISP’s greenfield project reflects its proactive response to Malaysia’s call for greater sustainability in the construction and industrial sectors.
Unlike brownfield retrofits, this greenfield project is designed with sustainability baked in from the outset with the goal of achieving GreenRE certification.
“Sustainability is no longer optional. It is essential. By building green from day one, we’re setting a new benchmark for industrial real estate in Malaysia,” asserted Ng.
The construction phase is expected to stimulate local economic activity, creating opportunities for contractors, consultants, engineers and material suppliers.
